Taking the Hassle Out of Rental

 

As an owner wanting to rent out your property Stockland Property Group can help you shoulder the nitty-gritty’s involved in all the intricate and important processes such as sourcing, vetting and placing a suitable tenant. After all, you want to know that your property is in good hands and your income from it, secure. To help you achieve this we provide two options:

 

 

Option 1 – PLACEMENT

 

Here we find the tenants, do the all the background and credit checks, set up the lease (with the owner’s input and approval) as well as collecting the deposit and first month’s rent. Importantly, we also perform the initial inspection (“checklist”) of the property. From then on the owner manages the property and deals directly with the tenant.

 

 

Option 2 – PLACEMENT PLUS PROPERTY MANAGEMENT

 

Everything is done as per Option 1 after which Stockland Property Group manages the property on a monthly basis - invoicing the tenant for rent, keeping an eye on the property and attending to any maintenance issues. With this comprehensive option there is no need for the owner to interact with the tenant at all throughout the duration of the lease.

SERVICE OPTION 1

  • Source tenant:
    • Using our in-house database of reliable and qualifying tenants
    • Using our strong relations with major corporates and relocation companies
    • Using extensive online and print advertising
  • Qualify tenant:
    • Through extensive use of multiple credit bureaus
    • Evaluate applicants’ payment profiles related to past rental payments and general credit
    • Acquire a Bank Code on the applicant which is an independent assessment from the applicant’s own banking institution indicating affordability
    • - Obtain a character reference from the previous landlord
  • Conclude lease:
    • - A RHA (Rental Housing Act) and CPA (Consumer Protection Act) compliant lease agreement is concluded between the Landlord and Tenant

 

 

 

SERVICE OPTION 2

*In addition to all services provided for in Option 1

  • Monthly rental follow-up and allocation
  • Investing of deposit into interest bearing trust account
  • Billing of utilities to tenants
  • Payment of expenses from rental received including rates, levies and maintenance
  • Detailed entry and exit inspections. Additional inspections are available on request
  • Arrangement of reputable, approved teams for repairs and general maintenance
  • Provision of a monthly remittance advice statement
  • Customer service liaison between the Landlord and Tenant
  • Renewal of lease in accordance with the CPA
